Terra Strategic has secured an agreement to promote a 38-acre site for residential development in the South Derbyshire town of Swadlincote. The site is located in Upper Midway, 1.5 miles from the town centre and could accommodate residential development, associated infrastructure and community facilities.
Located off Burton Road, the site is five miles south of Burton upon Trent and the Queens Hospital; a major employer for the area. The parcel of land is well located – just off the A511, adjacent to a major settlement and within the catchment of the Ofsted Outstanding Woodville Primary School. The A38 Lichfield Road is easily accessible and the area offers the lifestyle benefits of lying within The National Forest area.
Terra will work with South Derbyshire District Council to explore the provision of new housing and facilities which could best suit the needs of the popular town. The 38-acre site, which is currently designated for grazing, will then be promoted through the Local Plan process. The development opportunity was introduced to Terra by the Loughborough office of Agents Mather Jamie.
James O’Shea, Managing Director of Terra Strategic said: “The pandemic could result in an overall shortage of over 100,000 new homes, while the total number of UK housing transactions increased by 10 per cent in 2020 alone. More well-located sites need to be brought through the planning process so that quality new homes can be delivered to meet the needs of locals and those wishing to relocate.
“We are looking forward to working with all the local and regional stakeholders to promote the benefits this land opportunity could deliver to the Upper Midway community and the town of Swadlincote.”
