Terra is preparing an outline planning application for a new development proposal. The site offers the opportunity to provide flood alleviation for the village as well as 50 affordable homes in a well-connected location to the south-west of Woodford Halse.
The site has been thoughtfully planned to complement and sensitively extend the existing community, responding to local concerns and housing needs while enhancing infrastructure and preserving the local character.

Our Vision
The proposals present a unique opportunity to create a development which alleviate the current flooding issues impacting the village, whilst also delivering affordable homes to meet local housing need and providing a significant amount of publicly accessible open space.
The development will make the most of existing connections and contribute to new public transport connections, providing new cycling and walking routes to encourage the development of healthy, sustainable lifestyles with easy access to local amenities and community facilities.
Improvements to the existing road network, combined with the application of good urban design principles, will ensure a safe and attractive environment that supports active travel while accommodating the needs of all road users.

Outline Planning Application
Terra is currently preparing an Outline Planning Application (with all matters reserved except access), which will establish the principle of development for the site, including land use and access arrangements. This type of application allows the council to assess whether the site is suitable for development.
If the Outline Planning Application is approved, a Reserved Matters application will then need to be submitted to set out the detailed design of the development, including the detailed layout, appearance of homes, landscaping, and any remaining site-specific features.
This process ensures a structured approach to planning and allows for further community input on the final design.
DETAILS
Delivery of attenuation basins to alleviate current flooding issues in the village.
Delivery of 50 new homes, all of which will be affordable, meeting an identified local housing need.
Provision of an on-site play area.
A minimum biodiversity net gain of 10%.
Approximately 78% of the site is to be delivered as publicly accessible Green Infrastructure.
